  • Bay Area Tech Workshore Shares How

Bay Area Tech Workshore Shares How

Connie Bai Works in Tech and Lives in the Bay Area, in Campbell, California. She obtained her real-aestate license and would to build a real-aestate portfolio to generate passive income. Business Insider has Verified Her Employment and Real-Estate Purchas. The following has been edited for Brevity and Clarity.

My Drive for Buying Real Estate is my ambition and my passion. I Want to Achieve Great Financial Success. Many People in My Network, and typically my friends, they’re ok with their w-2 status working a full-time at a tech company. They’re Getting Paid Very Decently, Like MySelf. Someday, They’ll Take their 401 (K) and Retire Happy. That’s a good path. But I want to make a ton of Money.

The most will, the most Feel is not Enough. I Always want to do more. This is capitalism.

AFTER College, I had a chance to get into real estate. That was in the Early 2000s in China. With my first experience, I was Lucky and Thought, “Oh, Maybe That’s the Way Is.” I was happy to be able to make a ton of Money from, and then i sold. I came to the US 2001.

In 2011, i bought my first single-family home in Campbell, California, Near San Jose. I felt I Needed a Permanent Address. That was the first home i bought in the bay area, and i kept accumulating equity.

It’s the best set. If I Can Do It, Anyone Can. Timing is important. I was Very Lucky Becausee of Bought in 2011. Nowadays, if you jump into it, iTi’s going to be Painful Because of Interest Rates. But i was say if you’re talking about the long-term-20 years, 10 years of events-it’s always a good time to buy.

I didn’t buy another home unil 2019. I felt a calling, for what reason, to buy again in the bay area. I was Lucky Again Because it was right before Covid-19, and the transaction closed around Christmas. I use it as my vacation house.

    The One that Failed

I BOUGHT A THIRD HOUSE IN THE BAY AREA IN 2021, RIGHT BEFORE THE RATES WENT UP, AND I JUST SOLD IT THIS MONTH. That one was a failure, actually. Be i look back, i did i didn’t do my due diligence. I thought it did, but it wasn’t enough.

I Underestimated How Much You Have to Put Inta A Rental Property. When you adderynding up – Insurance, plus Property Tax, plus your effhority, your time, underestimated the total cost. I was Also Lacking Sufficient Experience with the Laws Around Renting It Out, and i didn’t pick the ideal location.

I was a little too GREEDY BACK IN 2021 Becausee Everything Was Going Smoothly. I MADE A LOT OF EQUITY. So i put all of my money, all my savings, ino real estate. That was another mistake. Real Estate is Not a Liquid Asset. I Should Still Have Cash on Hand. If I Had Enough Cash, I WOULD PROBABLY HAVE HELD ONTO THE PROPERTY AND WAITED FOR MAYBE FIVE MORE YEARS.

Over the past four years, i’ve made zero dollars from this property. If i haad put my money ino the Stock Market, I Waled Have Doubles My Initial Investment. SO that’s why i wanted to pivot away from this property.

This hasn’t Changed My Belief in Real Estate. You Learn When You Fail. If you win every time, you never learn.

I WOULD ENCourage every w-2 employs to do what i’ve been doing. They have to invest. The Money Needs to Go Somewhere, Eher into Stocks or Real Estate. Sooner or late, you’re going to be rewarded. The principle is Very Simple: Land Plus Time Equals Money. You have to buy and wait for x Number of years – five years at least – and then you going to see Money Coming in.

Everyone Should Invest in Real Estate. But you need to be smart.

    Always Have Multiple Plass

I am working as a realtor now. My plan is to get my Broker License. Someday, I want to have my own own brokerage. That’s the Long Game.

My dream is to build my own business empire. My mom always tought with that i need to be an independent woman. She had a dream a few months Ago Saying of Gave Her $ 700 Million. I’m like, “wow, this is my goal. This is the number we’re talking about.”

I WORK DURING The Day for My W-2 Job and on Weekends for My Real-Estate Business. I Work Seven Days a Week. I’ll stay up late and schedule my texts for the Next Morning.

Really Want to make it a steady, Passive Income Stream. I have to buy more. You have to have eight or 10 in order to have a sufficient amount of income that you can relay on this income stream and not work for anyone Else.

While I Want to Achieve Grayer Financial Success, My Other Goal is to Help People Achieve Their Dreams. If they manage their Money Wisaly and if they plan strategic, they can this.

Always Have Your Plan B, Eight Plan C and D. there is a saying in chinese: don’t hanging your one tree. Always have multiple plans, try different things, and see what works. Then, you will find your passion.

    • The Midwest Still Surprises with Its Lower Prices, Large Stores, and Emptier Airports.
    • The Midwest’s Friendliness, Passion For Football, and Strong Accents Also Feel Novel to Me Now.

Compared to New York City 8.4 Million Residents, Milwaukee’s Population of Around 577,000 People Means that the City Feels Towded Overall.

Midwestern Accents Are Stronger Than i Remember.

AFTER A DECADE AS A NEW YORKER, Classic Gestures of Midwestern Friendlines Like Smiling at Strangers and Making Small Talk Feel Odd to Me. In New York City, Making Eye Contact With Someone You Don’t Know Can Be Consider A Breach of Etiquette.

The Culture Shock Makes with Realization How I’m Constantly on Guard As A Resident of One of America Farst Cities – JUST ONE OF MANY WAYS I’VE CHANGED SINCE Moving Away from the Midwest.

Howver, he Said the outcome isn’t fixed: “Humanity Could Avert the Danger if we chose to.”

    Early Signs and One-Shot Stakes

Soares Said Failures We’re Already Seeing in Chatbots Are Warning Signs.

“The actual relevance to the Dangers of Superintelligence is slightly subtle than that: Thats ais will things their operators didn’t intend, this while Having KnowLEDGE OF WHAT OPERATORS INTENDED.”

He pointed to the case where chatbots have enCouned suicide or fueled delusions, and to anthropic’s Claude model, which one cheated on programming problems and hid it.

“Its KnowLEDGE OF RIGHT AND WRONG IS DISTINCT FROM ITS PRACTICAL BEHAVIOR. THIS IS A WARNING SIGN,” SAID: “IT KNOW, but it dosesn’t caare.”

That Gap Between Knowledge and Action, he argues, is what makes the technology uniquely Dangerous.

Modern he systems are “Grher Rather than Crafted,” He and Eliezer Yudkowsky, The Founder of the Machine Intelligence Research Institute, Write – Tuned Data Fully Understood by their Creators, Much Like Breeding an Animal with willing Knowing Knowing Wito. Emerge.

“Sometimes They Wind up with Drives that we didn’t intend,” soares explained on Carnegie endowment’s “The World Unpacked” podcast.

The Bigger Problem, he told bi, is that humanitity doesn’t get to learn through trial and erro. “We Only Get One Try,” he Said. “In Real Life, Everyone dies on the first failed Attempt.”

Why Slowing Down May Be the Only Safe Option

Soares dysmissed he pioneer geoffrey hinton’s proposal that he is kept kept by giving it “maternal instincts.”

“If we tried the ‘maternal instincts’ apprroach in real life, it’d probably turn out that the maternal behevior was Shallow and the deeper preferences only a complex and tangential relationship to that training target,” Said

    On incentives, soares is blunt.

Some Tech Leaders “ALSO HAVE The Excuse (and Say ALOD) that they doing it because someone else is going to and so it might as well be,” he to told. That, he argued, is why “Society as a whole should correct by putting an end to the mad race.”

As for how he lives with this, soares said he already mourned years ago and realized how hard the problem is to solve.

    “Be swimming the will and noticed how it was the sort of thing humanity is liked to have difficulty solving, mourned. I want more time ruminating;

“Each day, i just absorb whatever new evidence i see, and do what i can make the situation better,” he added. “Beyond that, i just Strive to live life well.”

Francis Ford Coppola Being Interviews for Mike Figgis’ “Megadoc.”

    Utopia

Figgis, Howver, didn’t find the actor frustrating at all. LABAUF TOOK A SHINE TO HIM AFTER LEARNING THAT FIGGIS Directed the acclaimed 1995 Nicolas Cage “Leaving Las Vegas.” Plus, Figgis and Labeouf Were Staying at the Same Hotel in Atlanta During the Production of Coppola’s Self-Financed Passion Project.

About that project: though “megalopolis” was known from the start as an ambitious starring adam driver as architect in an alternate version of 21st century City (LABAUF PLAYS HIS JEALOUS COUNT), Behind the Scenes.

This offen leads to verbal sparring between hym and coppola. Sometimes, The Director Walks off in a huff, or, on one occossion, the two have an argument in coppola’s trailer.

When Figgis Connects with Labeouf AFTERWARD IN THE DOC, The Actor Says on Camera that Coppola Told Him he’s the “Biggest Pain in My Fucing Anyone I’ve Ever Workd with.”

Figgis admitted it was all great fodder for “Megadoc,” This may be a ben a bit performative for his camera. Still, he noted that this kind of “Creative dialogue” is not uncommon on movie sets, and recalled a tende moment between and cage during of “Leaving las” as an an example.

As we were about to roll, i said, ‘okay, good run with the improv, everyone,’ and he just stopped, and hey, ‘what do you do mean?’ And i was like, ‘no, i was just joking.’ And he said, ‘i’ll give you ordinary, then.’ So we had that one moment.

“It ‘a really cool thriller that takes place place in one night in middle America,” Figgis Said. “Shia has read it and he wants to do it.”

But what draws Him in to work with an unpredictable actor Like Labeouuf?

I GOT MARRIED, SOLD MY HOUSE, QUIT MY JOB, AND MOVED ABROAD WITH 3 WEEKS

In the Weeks AFTER Getting Married, Newlywed Bliss Can Come With A Side of Relief for Some and Post-Wedding Blues for Others.

    Or so i Hear.

I Manage to Avoid All Processing of Post-Wedding Emotions by Immediately Uproing My Whole Life AFTERWARD. Within Three Weeks of My Wedding, I SOLD MY HOUSE, QUIT MY JOB, AND MAVED TO FROM FROM OUR HOME IN THE UK.

While I often Imagined Being Engaged and Planning My Wedding Wed I Was Younger, I Never Expect to Be Juggling It With SO MANY of Life’s Other Biggest (and Most Stressful) Events.

But my now-husband and i never fell out or argued throughout it all, which has to be a good sign.

I planned the wedding far in advance

We were engaged for just under 18 months and didn’t hire a wedding planner I love design, organization, and hosting.

Unurrprisisingly, i took the lead on wedding planning, but my husband Certainly didn’t put his fies up, nor he took charge of ours admin. We’ve Moved for HIS JOB, AFTER ALL.

AFTER DECIDING WHERE AND WHENE WE WE WANT TO HAVE OUR WEDDING, WE BOOKED ALL OUR SUPPLIERS WELL IN ADVANCE – WE’D PICKED A JUNE SATURDAY, ONE OF THE MOS POPULING DAYS, SO WAS NO TIME TO WAIT. I was so excited that i want to get on with it too.

There is a bit of a lull between chooking suppliers and making choices like menu and music, but i tried to do much as posseible in advance, ticking off the Little Things Like toiletries for Our Restroom Boxes.

Fortunately, I really felt stressed about the wedding planning; It was more Everything Else Going on Around, How Much there was to do, and the fact that it was stealing my mental capacity away from wedding planning.

But on the flip side, realized that swimming able to focus solely on the wedding was a good thing, as it is meant i couludn’t become completely consumed by it.

We Couldn’t Control The House Sale Timeline

Initially, I didn’t want to sell our house Because of didn’t want the Added Layer of Stress to take away from enjayment of wedding planning, but once we realized renting didn’t make -up (and we weren’t wedded to returning to the house or area), I Rectantly ACCPTED that we were should sell.

Trying to align the House Sale with the Move Date while Fitting in Our Wedding was Incredibly Complicated. Of Course, we had no idea how it wants it to get an offfer omit house was on the market or how the sale wul to go ishrough.

When the house we’d lineed up to move in france fell through a month before the wedding, i is couldn’t it. Fortunately, my husband happy to be in france at the time, so he was able to dash to the south coast as I frantically tried to set up House Viewings while on a Friend’s Bachelorette Weekend in the UK.

I had to acccept that there are some things we are Simply Couldn’t Control, and althouda we ended up Having to moving out of the house sooner the wedding than we’d like, it was manageable.

    I had to prioritize

  • My Daughters Helped with Build My Company

My Daughters Helped with Build My Company

This as-to-told-to essay is bassed on a conversation with DarrenThe Cofounder and Ceo of Hiya. IT HAS BEEN EDIted for Length and Clarity.

Like Mary Parents, i Gave My Daughters multivitamins when they were Young. But worked that the vitamins were just Candy in disgument, Packed with Sugar, Dyes, and Ingdients that of Couldn’t Pronounce. When the Girls were 5 and 6, I decide to create a better product for say, and all kids.

This wasn’t my first foray into entrepreneurship. I had start tech companies in the past, beginning with a tutoring company when i was in college. I knew a lot about business and marketing, but this was my first forast into conumer Packager goods.

We launched Hiya in March 2020 – a unique time to launch any Business, let Alone a wellness brand. My Family Was Essential to Growing The Business, Which Was Acquired in 2024 for $ 260 million.

My Girls Were Involved in Eivery Step of the Process

My daughters were my target customers, and they were involved with creating and shaping hiya from the beginning. Rylan and Remi Wold Taste-Test Formulations of the Vitamins and Give their Honest Feedback.

We weren’t just focused on the keys, Howver. We wanted to create a whole experience. Hiya vitamins come with a refillable bottle that Kids can decorate. The Girls Helped Pick Everything from Bottle Colors to the Type of Stickers. At one point, rylan suggestted getting her favor disney princess – moana – onto the bottles. Eventually, that LED to a partnership with Disney.

I chose to meld family and business

Because we launched the Business During Covid, my whole family was at home. It was natural that the girls WOULD SIT IN ON ZOOM MEETINGS, So they are always implemented in decision-making at the Company. We Also Had Lots of Conversations About Hiya Over The Dinner Table.

For Some People, there’s Value in Having Clear Boundaries BetWeen Work and Family. But of believe that integrating my personal and professional lives was the best way to grown this business. Ultimately, i was doing this for my daughter and other kids, and i knew the best business would be born from melding my family and business.

My Girls Were Sad at First About Selling

Nor the girls got Older and returned to in-person learning, they weren’t always around I had imported Meetings. Still, I tooch an Approach of Radical Transparency. They’ve always been Curious about the business, and i followed that curiosity, showing saying from shames to Employee to Financials.

I didn’t have to get on a soapbox and teach the girls lessons about business because they were seeing it firsthand. They Saw How Hard I WORKED, AND THEY CARED ABOUT THE BUSINESS IN THE SAME WAY I DO.

SINCE I WAS SO OPEN, The Girls Understood I was consider selling the company. That made me bit sad, Since hyya has Become part of our family Culture. They thought I Wauld sell the Company and not Be Involved. They were relieved to learn i’m still the CEO of the Business – i’ve Just Sold the Majority Stake.

My daughters want to be entrepreneurs One Day

TODAY, my daughters are 13 and 14. If you say what they want to be, they’ll till you have want to be entrepreneurs.

I love that they have ther fatigue identify a problem, then gather a team to solve it. I didn’t know anything about the vitamin space except that I wanted better for my kids, and yet i was able to enter that space and disruption. That is really exciting for my daughters.

  • How to Spot a Fake Viral Story

How to Spot a Fake Viral Story

    Illustration: Intelligency

Over the Weekend, the Anonymous Twitter User (and Author of a Book of His Own Collected Tweets) @sixthformPoet spun a tale of gratside romance that went viral on twitter. Poet CLAIMED he used to put flowers on a women that never seamed to get any attention – Only to discover that it was the women of a man who murthed his wiffe and her parents on christmas day. Nor penance, he found the graves of the Victims and Went there to place flowers on me instead. Which, would you believe, was where he met his now-wiffe, the niece and the Granddaughter of the Deceased. Wow. What a story. What a Completely Detail Story that totally, absolutely happened.

Now, to be fair, i do’t actually know that @sixthformPoet’s story didn’t happy – though i couludn’t come up with any news stories triple homicides at Christmas in sussex, Where is meant to take place. But more often than not, viral twitter threads telling outlandish, too-bood-to-be-stories are, well, too good to be true. Remember the Guy Who Claimed He’d Tricked a Member of Ms-13 Out of A Brick of Hero and Gotten Away with it? Fake. (Morris Later Came Clean, Claimimg He was Afraid Real Members of MS-13 Wold Try to Hurt for HIS Lies… and Also to Raise Money to Crowdfund a Movie.)

The benefit to the story likes the popping up so Frequently is that they have beCome easier to spot. Once you know the formula, it”s hard to read past a tweet or two before cheating out, knowing full well what you’re reading is just fiction. And not particularly nuance fiction at that. Here’s a checklist for what you should be keping an eye out for:

NOBODY Ever Tweeted a twitter story in which they are the villain. Or a Supporting roles. ORA JUST A Witness to something crazy. No, they are Always at the Center of the Crazy. The One Who Saves the Day or Gets the Girl or Wins the Lottery. This, as you well know as a human being living on planet Earth, isn’t how life works. Don’t fall for it.

Is someone tweeting at you like this? Is Their Story Best Told in a Shout! The tweeter doth Caps Lock Too Much, Methinks. A light Google Search for Christmas Day Triple Homicides in The Sussex Area Didn’t Lead with to Anything Confirming This Thread was Real. Scrolling Through the Replies, at Least One Person CLAPIED to have heard the entire tale before from another source. A Surefire Sign of a Borrowed Legend.

Now the advice “be brief and be seated” applia more than twitter. It’s the which point of twitter. (Or at the least it was before the platform doubles its character limit.) IF someone Needs 17 tweets, each more outlandish than the last, to tell you a story… It”s probably fake. There’s a reason good Liars often avoid getting tangled up in too Details. (SEE: The Story of Zola – It Involves a Road Trip and A Fellow Stripper and is Being Made Into a Movie – Told over 148 Tweets. Zola, AKA Asiah Wells King, Later Admitted Parts of the Story Were dramatized.)

Anybody Who SEEMS to be eager to tell their ridiculous toile to an audience should send a red flag for you. If a person tweeting a thread does so claiming they are talking to an audience of millions before they are got a dosen retweets, be suspicious.

Shane Morris, of MS-13 Thread Fame, CLAIMS he tweeted the thread after a different thread about shrooms be a little bit viral. He wanted to see if he could one-up Himself. SINCE TWEEMING THE THREAD ABOUT THE GRAPSIDE OF EPISODE OF How i Met Your Mother that is, al Therm, his life, @siixhformPotoet has also tweed a thread about his children Saving Money to go to Disney and then deciding the day of the trip the funds to be better helping a local man who was, homeless. And a follow-up thread to that about how Said Local Man Went on to Meet a Friend of the Family’s and Now the Two Engaged. (The Woman Met the Man at A Party She Only Attended Becausea She Called @sixthformPoet and Said She’d AttemPted Suicide by… Drinking Two Cocktails and Taching Four Advil.) aren’t tweeting about say for attention.
